Self storage is an operating business as much as a real estate asset. Lenders look closely at unit mix, occupancy trends, rental rates relative to the local market, and how the facility is managed. Climate-controlled space, drive-up units, RV and boat parking, and ancillary income each affect how a facility is viewed.
Whether you're acquiring a stabilized facility, expanding an existing site, or converting another building to storage, I'll review the details with you and then with one of NEXA Lending's in-house commercial lenders. With access to a large network of commercial lenders, the goal is to find capital that fits the facility's stage and your plans.

How I work your self storage request
Here's how I work on every request. You send the basics: property or business, location, amount, and purpose. I personally review the scenario and ask whatever follow-up questions are needed to understand it properly. Then I review it with one of NEXA Lending's in-house commercial lenders, and together we look at realistic options. NEXA Lending provides access to a large network of commercial lenders, so the search isn't limited to a single bank's appetite.
You'll get a straight answer on what looks workable and what doesn't. If we move forward, I stay involved and work with the in-house lender and with you through closing. There is no cost or obligation to submit a scenario, and nothing on this page is an offer or a commitment to lend. Pricing and terms depend on the property, the borrower, and the market at the time.
Questions about self storage financing
Can a facility in lease-up be financed?
Facilities that aren't yet stabilized are often financed with bridge or construction-to-permanent structures. Lenders will want to see the lease-up plan and market data.
Does it matter who manages the facility?
Yes. Lenders consider management experience. A third-party manager or an experienced owner-operator can strengthen a request.
