Once a residential property passes four units, it moves into commercial lending. Underwriting shifts from the borrower's personal income toward the property itself: its rent roll, operating expenses, occupancy, and condition. Whether you're buying your first small apartment building or refinancing a property you've held for years, the structure of the loan matters as much as the property.
I personally review every multifamily scenario, then work through it with one of NEXA Lending's in-house commercial lenders. NEXA Lending provides access to a large network of commercial lenders, which can include banks, credit unions, agency-style programs, debt funds, and private capital, depending on the deal.
Common uses
- Purchase of a five-plus-unit apartment building
- Rate-and-term or cash-out refinance
- Value-add acquisitions where rents or occupancy are expected to improve
- Portfolio refinancing of several smaller buildings
- Moving from short-term bridge debt into longer-term financing
What lenders typically review
- Current rent roll and lease terms
- Trailing operating statements (often 12 to 24 months)
- Occupancy history and local rental demand
- Property condition and any deferred maintenance
- Sponsor experience, liquidity, and credit
How I work your multifamily request
Here's how I work on every request. You send the basics: property or business, location, amount, and purpose. I personally review the scenario and ask whatever follow-up questions are needed to understand it properly. Then I review it with one of NEXA Lending's in-house commercial lenders, and together we look at realistic options. NEXA Lending provides access to a large network of commercial lenders, so the search isn't limited to a single bank's appetite.
You'll get a straight answer on what looks workable and what doesn't. If we move forward, I stay involved and work with the in-house lender and with you through closing. There is no cost or obligation to submit a scenario, and nothing on this page is an offer or a commitment to lend. Pricing and terms depend on the property, the borrower, and the market at the time.
Questions about multifamily financing
Do multifamily loans use my personal income?
Usually the property's net operating income carries more weight than personal income, though lenders still review the sponsor's credit, experience, and liquidity.
What if the building needs work?
A value-add property may be a fit for a bridge loan first, with a plan to refinance once improvements and lease-up are complete. We can talk through both paths.
