A bridge loan is short-term financing designed to get a property from where it is today to where it needs to be for long-term financing. Common reasons include vacancy, needed renovations, a fast-closing acquisition, a maturing loan, or a business plan that hasn't produced stabilized income yet.
Bridge capital typically comes from private lenders and debt funds, and structures vary widely. I review each scenario personally, then with one of NEXA Lending's in-house commercial lenders. NEXA Lending's access to a large network of commercial lenders helps us compare bridge options and plan the exit early.
Common uses
- Acquisitions that need to close quickly
- Value-add renovation and repositioning
- Lease-up of vacant or underperforming space
- Paying off a maturing loan while a refinance is arranged
- Properties not yet eligible for permanent financing
What lenders typically review
- The business plan and timeline
- As-is and projected (stabilized) value
- Renovation budget and scope
- Sponsor experience with similar projects
- The exit: refinance or sale
How I work your bridge loans request
Here's how I work on every request. You send the basics: property or business, location, amount, and purpose. I personally review the scenario and ask whatever follow-up questions are needed to understand it properly. Then I review it with one of NEXA Lending's in-house commercial lenders, and together we look at realistic options. NEXA Lending provides access to a large network of commercial lenders, so the search isn't limited to a single bank's appetite.
You'll get a straight answer on what looks workable and what doesn't. If we move forward, I stay involved and work with the in-house lender and with you through closing. There is no cost or obligation to submit a scenario, and nothing on this page is an offer or a commitment to lend. Pricing and terms depend on the property, the borrower, and the market at the time.
