Industrial, Warehouse, and Flex Property Financing

Financing for warehouses, distribution, flex, and light industrial properties. Investor and owner-user. Nationwide.

Submit a Deal

Industrial properties include warehouses, distribution buildings, flex space, light manufacturing, and small-bay multi-tenant parks. Lenders focus on building functionality: clear height, loading, power, truck access, and how easily the space could be re-leased if a tenant leaves.

Many industrial buildings are owner-occupied by the businesses that operate in them, while others are leased to one or more tenants. Either way, I review the scenario personally and then with one of NEXA Lending's in-house commercial lenders, drawing on access to a large network of commercial lenders to look at options that fit.

How I work your industrial / warehouse request

Here's how I work on every request. You send the basics: property or business, location, amount, and purpose. I personally review the scenario and ask whatever follow-up questions are needed to understand it properly. Then I review it with one of NEXA Lending's in-house commercial lenders, and together we look at realistic options. NEXA Lending provides access to a large network of commercial lenders, so the search isn't limited to a single bank's appetite.

You'll get a straight answer on what looks workable and what doesn't. If we move forward, I stay involved and work with the in-house lender and with you through closing. There is no cost or obligation to submit a scenario, and nothing on this page is an offer or a commitment to lend. Pricing and terms depend on the property, the borrower, and the market at the time.

Questions about industrial / warehouse financing

Is an environmental report required?

Industrial properties commonly require some level of environmental review. The lender will specify what's needed based on the property's history and use.

Can my business buy the building it operates from?

Yes, owner-user purchases are common. SBA 504 or 7(a) and conventional owner-occupied loans are often considered.
